10 Dayton Towers

Dayton Towers is a housing cooperative located in Far Rockaway, Queens and constructed between 1967 and 1968. Comprised of seven 12-story brick buildings, some of which are located approximately 500 feet from the Atlantic Ocean, the complex experienced water leaks and reinforced steel corrosion due to age and exposure to salt over time, much of it exacerbated by the onslaught of Hurricane Sandy.

HLZAE was tasked with restoring the building envelopes, and inspecting the buildings for FISP compliance reporting. As part of the New York City’s Build it Back program, we also developed a resiliency plan for the MEP infrastructure of the complex. Our team upgraded the mechanical and plumbing systems, including the steam lines and flood pumps, and provided new electrical service and distribution for all 7 buildings, include backup generators.

HLZAE also waterproofed critical infrastructure systems spaces and repaved all resident parking lots.
