DOB Updates: Parking Structures & Retaining Walls
October 5, 2020
Recently, HLZAE attended Construction Safety Week where the Department of Buildings (DOB) made announcements regarding inspections for both Parking Structures and Retaining Walls. Below we have outlined the necessary information regarding the requirements for your structures to help you prepare for compliance.
Parking Structure Inspections
Within the next year, the DOB plans to put into place a building code that will require all Parking Structures in New York City to be inspected by a Professional Engineer to ensure the structure is safe.
As we await additional information about this new code from the DOB, HLZAE is here to help you evaluate your structure and prepare for potential repairs. We can complete a walk through now and identify any concerns to better prepare your building for the regulation and ensure compliance.
HLZAE has extensive experience inspecting and repairing parking structures throughout the New York area and understands the importance of maintaining your business throughout repairs. To see how we have done this for previous clients, check out our case study on 70-25 Yellowstone Blvd Parking Structure.
Retaining Wall Periodic Inspections
We are currently in Cycle 2 of 1 RCNY §103-09 for the periodic inspection and report of retaining walls by a Qualified Retaining Wall Inspector (QRWI).
If you have all or part of a retaining wall on your property, this rule applies to you, if the retaining wall: faces a public right-of-way (a member of the public can freely walk up to it) AND is ten feet or higher at any point. |
Depending on the retaining wall location, your 5-year inspection is due within the following sub-cycle windows:
Filing Window 1: Bronx
January 1, 2019 – December 31, 2019
Filing Window 2: Manhattan
January 1, 2020 – December 31, 2020
Filing Window 3: Staten Island
January 1, 2021 – December 31, 2021
Filing Window 4: Queens
January 1, 2022 – December 31, 2022
Filing Window 5: Brooklyn
January 1, 2023 – December 31, 2023
HLZAE can provide the necessary inspection services for your retaining wall to help you meet these deadlines and handle any violations from Cycle 1. |
We are here to continue to help you navigate these inspections and provide you the most up-to-date information from the DOB to ensure you are prepared and take the necessary steps for your structures to avoid the possibilities of fines.
Stay tuned as we find out additional information!
