Energy Audits & Local Law 87
September 8, 2020
It’s time to start thinking about your building’s compliance with Local Law 87! As part of our MEP/FP services, HLZAE can perform an in-depth energy analysis of the building’s systems and identify all applicable energy conservation measures to help reduce energy costs and to place the building in compliance with current and future NYC Building Department requirements.
What is Local Law 87?
Local Law 87 (LL87) mandates that buildings over 50,000 gross square feet undergo professional energy audit and retro-commissioning measures, as part of the Greener, Greater Buildings Plan (GGBP). This law was designed to make building owners aware of their energy consumption through energy audits, surveys and analyses of energy use, and retro-commissioning, the process of ensuring correct equipment installation and performance.
How to determine your building’s Energy Efficient Report Compliance Deadlines:
The year you must comply with LL87 and submit your Energy Efficient Report (EER) to the City is determined by the last digit of your tax block number:
HLZAE can undertake this analysis and prepare the necessary Energy Audit report in compliance with NYC Local Law 87 requirements and file the report with the NYC Department of Buildings (DOB) prior to the deadline for your building.
During the energy audit, our energy professionals with the necessary energy auditing and retro commissioning credentials issued by the Association of Energy Engineers (AEE) detail the building’s energy usage while identifying the systems responsible for the usage such as lighting, heating, air conditioning, etc.
Once identified, we propose ways to reduce the building’s energy usage as well as perform all the necessary calculations to delineate the energy savings associated with each energy conservation measures including a life cycle cost analysis.
HLZAE will then review all available City, State and/or Federal programs/incentives that may be available to assist in financing each of the energy conservation upgrades that have been identified and file all necessary reports with the DOB.
